If a Vaillant ecoTEC Pro, ecoTEC Plus, ecoFIT Pure or turboMAX is flashing F25, with a red light locked on, no heating, and no hot water, the boiler has deliberately shut itself down because it has detected that the flue gas temperature is too high.
F25 means a safety switch-off because the flue gas temperature is too high, or because the circuit to the flue gas temperature limiter has been interrupted (for example a loose plug connection or damaged wiring). This is a serious safety lockout, not a minor glitch, and needs a Gas Safe registered engineer to find the cause.
What Causes the Vaillant F25 Fault Code?
Circulating Pump Failed or Seized
The pump is not moving water fast enough, or at all, so the heat has nowhere to go. This is the most common cause on boilers 8 to 15 years old.
Major Airlock or Blockage in the System
Sludge, closed valves, or a completely air-locked return pipe stops circulation, which lets heat build up in one spot instead of moving through the system.
Heat Exchanger Completely Blocked
Years of limescale in hard water areas, or black iron-oxide sludge, create a hot spot inside the exchanger that trips the limiter well before the rest of the system feels warm.
Faulty Flue Gas Temperature Limiter or Wiring

Running with Extremely Low Pressure
Below 0.3 bar the pump cannot circulate properly. On Vaillant boilers this normally shows as F22 (low water pressure) rather than F25.
Safe DIY Checks for Vaillant F25 (Very Limited)
- Turn the power off for 10 minutes, then back on, and attempt a single reset by holding the spanner button for 5 seconds.
- Check the pressure gauge reads between 1.2 and 1.8 bar. Top up via the filling loop if it is low.
- Feel all radiators. If some are stone cold top and bottom, there is a circulation problem somewhere in the system.
That is the extent of what is safe to check without training. Do not attempt to bridge wires or force anything on the flue gas limiter or wiring.
When to Call a Gas Safe Engineer for Vaillant F25
F25 is a non-resettable safety device by design, in effectively every case. Only a registered engineer can carry out the following:
- Check the flue gas temperature limiter, its plug connection and wiring, and reset the boiler once the cause is fixed
- Test pump operation and replace it if seized
- Chemically flush or power flush the system
- Replace the flue gas temperature limiter or wiring if faulty
- Carry out a combustion check after any repair
Never accept a quick reset without fixing the underlying cause. The boiler will trip again within minutes if the root problem, whether a seized pump, a blockage, or a faulty limiter, is left unaddressed.

- Pump replacement (Grundfos or Wilo): £280 to £420 fitted
- System power flush and inhibitor: £350 to £550

How to Prevent Vaillant F25 Happening Again
- Fit a MagnaClean or Vaillant magnetic filter alongside a proper inhibitor
- Book an annual service, during which the engineer checks pump speed and overall system cleanliness
- In hard water areas, install an in-line scale reducer to slow limescale build-up in the heat exchanger

Will Resetting Clear Vaillant F25 Permanently?
Not safely. Resetting from the front panel may clear the code temporarily, but F25 will return unless the cause of the high flue gas temperature, or the fault in the limiter circuit, is found and fixed by a Gas Safe registered engineer.
Is Vaillant F25 the Same as F24?
No. F24 signals that the temperature is rising too fast, an early sign of a circulation issue, while F25 is the full overheat trip that follows once the problem has become more severe. Treating an F24 warning promptly is one of the best ways to avoid the boiler progressing to a full F25 lockout.
Is Vaillant F25 Covered by Warranty?
Only if the boiler is still within its warranty period and the system has been kept clean with inhibitor. Most claims are rejected once an engineer finds sludge in the system, since manufacturers treat this as a maintenance issue rather than a manufacturing defect. It’s always worth checking the exact policy wording before assuming a repair will be covered.

Can a 6-Year-Old Vaillant Boiler Still Get F25?
Yes. Age alone does not rule it out. A seized pump or a closed lockshield valve somewhere in the system can trigger F25 on a relatively young boiler just as easily as an older one.
Can It Be F25 If the Heating Works but There’s No Hot Water?
No. F25 stops the boiler entirely, so both heating and hot water are affected at the same time. A hot-water-only issue is usually down to a diverter valve or plate heat exchanger fault instead, which is a different repair.
How Can You Tell Vaillant F25 Apart From a Low-Pressure Fault?
Low pressure alone typically shows as an F22 code and is usually resolved by topping up via the filling loop. If F25 persists after the pressure has been corrected, the cause lies elsewhere, such as a flue gas temperature problem or a fault in the limiter circuit, and needs an engineer.
Does an Annual Service Prevent Vaillant F25?
It significantly reduces the risk. An annual service checks pump speed, inhibitor levels, and general system cleanliness, all of which are the underlying causes behind most F25 trips.
